Now look at what's actually listed in Mullica Hill, Woolwich Township, Mantua, or South Harrison Township. None of those four markets will match it. Not one.

That's not a data error. It's how a county median gets built, and once you see the mechanism behind it, you shop differently.

One Number Built From Twenty-Five Towns

Gloucester County stitches together more than two dozen municipalities, from historic Main Streets to working farmland to new subdivisions off Route 322. A county median takes every closed sale across all of them and finds the midpoint. The Federal Reserve tracks a monthly listing-price figure for the county that hit $390,000 in June 2026. Other countywide trackers put the number lower earlier in the year, closer to $335,000 for single-family homes as of January 2026, before landing around $384,000 for sales completed in the three months ending in June 2026. The spread across those readings is itself the point. There isn't one true county number. There's a range that moves depending on the month and the method.

Now widen the lens to what that range is actually averaging together. Recent countywide data pegs Bridgeport as one of the county's most affordable markets, with typical prices near $200,000. On the other end, Mullica Hill has consistently posted the highest median in the county, with data covering the 12 months ending in January 2026 putting it around $650,000. A blended figure sitting in the mid-$300,000s is the arithmetic midpoint of towns that don't resemble each other at all. If you're actually shopping in Mullica Hill, Woolwich, Mantua, or South Harrison, the county number was never describing your market.

Notice where Mantua sits. It's the closest of the four to the county's blended figure, and even Mantua has its own internal split. Ranches and split-levels have typically traded in the $270,000s to $360,000s, while larger colonials push past $420,000. The county figure was never one market. It's several markets sharing a label.

The Median That Won't Sit Still

South Harrison Township is where this gets genuinely strange, and it's worth understanding before you anchor a budget to any single figure you find for that town.

Two trackers looked at South Harrison in roughly the same window of 2026 and came back with very different pictures. One showed a trailing 12-month median sale price around $362,500, down sharply from the prior 12-month period. Another, checking in June 2026, showed a median list price closer to $575,000. Those aren't two views of a market swinging wildly in value overnight. They're two snapshots of a market too thin to average cleanly.

South Harrison had an estimated population of roughly 3,500 residents in 2026, and homes there have typically taken far longer to sell than the countywide pace, averaging around 150 days against a national figure closer to two months. When a township closes only a handful of homes in a given stretch, one larger estate sale or one smaller starter-home sale can swing the reported median by tens of thousands of dollars, sometimes by a double-digit percentage, without any real shift in what property is worth. That's a sample-size problem, not a market crash or a market boom.

Compare that to Mantua, where dozens of homes close every month and the median has moved in small, steady steps across 2026, from about $275,000 in January to the high $290,000s by September. One of these towns gives you a number you can plan around. The other gives you a number that needs a second look before it tells you anything.

What Your Money Actually Buys, Town by Town

The county median hides more than the price spread. It hides what you're buying at each price point.

In Woolwich Township, a budget in the $520,000s to $539,000 range typically buys newer construction, much of it inside planned communities where colonials sit on municipal water and sewer. That detail matters more than it sounds. Newer Woolwich neighborhoods skip the septic and well testing costs that show up at closing in more rural pockets of the county, a real dollar difference between towns that a county-level number will never show you.

In Mullica Hill, that same money buys considerably less house, because a meaningful share of the price is the address itself: walkable Main Street frontage, older construction, and a limited supply of listings that turns over slowly. The premium isn't abstract. It's the gap between a $650,000 median in one town and a market roughly $100,000 to $130,000 lower in a neighboring township.

In Mantua, a buyer working with $300,000 to $350,000 is typically shopping ranches and split-levels on quarter- to half-acre lots, with access to Clearview Regional schools as the town's clearest value driver relative to its neighbors. Mantua carries one more wrinkle worth knowing before you set a search radius: many Mantua addresses share the Sewell, NJ 08080 zip code with neighboring Washington Township, but the two are separate municipalities with different school districts and different tax rates. The zip code on a listing won't tell you which one you're actually buying into.

And in South Harrison, the number itself needs the second look described above before it tells you anything at all.

Why This Matters Before You Set a Budget

None of this makes the county-level figure useless. It's a reasonable way to get oriented if you're relocating from outside the region and want a rough sense of scale. But it's the wrong number to build an offer strategy around, because it was never describing any single one of these towns. It was describing all of them at once, which in practice describes none of them well.

The more useful exercise is picking the township first, then asking how many homes have actually closed there recently and how steady that number has been from one snapshot to the next. A steady median in a high-volume town like Mantua deserves more confidence than a headline figure from a town where a handful of closings can move the average by six figures.

A Few Questions Worth Asking Before You Search

Is Gloucester County an affordable place to buy compared to the rest of South Jersey? It depends entirely on which town inside the county you mean. Bridgeport and Mullica Hill sit at opposite ends of the same county, separated by hundreds of thousands of dollars in typical price.

Why did South Harrison's numbers look so different across sources? Low sales volume. A rural township with roughly 3,500 residents doesn't close enough homes in a given stretch for a median to behave the way it does in a larger market. A handful of higher-end or entry-level sales can move the number sharply in either direction without reflecting a real change in value.
